Tenants losing out on deposits

Tenants continue to lose thousands of pounds in deposits every month by failing to meet the requirements of their tenancy agreements, new research has revealed.

A study by tenancy deposit protection scheme mydeposits.co.uk revealed that 12 per cent of all landlord disputes in July this year favoured the property owner or agent.

Given that the average deposit protected by the scheme stands at £771, tenants could be losing significant amounts of money if they do not adhere to their tenancy agreements.

David Salusbury, chairman of the organisation, said tenancies often end "amicably" but they are a "two-way relationship".

"Most landlords behave fairly and only withhold deposits where necessary. But it's also incumbent on tenants to ensure they treat the property with respect and pay their rent on time," Mr Salusbury explained.

Landlords have no grounds for withholding deposits if tenants stick to the rules set out in their initial agreements, he added.

Earlier this year, Mr Salusbury urged students to prepare for the new academic year by ensuring their deposit is held within a protection schemes.

Although landlords are required to comply with current legislation, tenants ought to make sure they obtain confirmation that their deposit is protected from the property owner.
